Lease processing fee (for new unit leases only): $150.00
Apartment units shall not be leased for a period of less than six (6) months (see Bylaws, Article V, section b). No portion of any apartment unit or parking space other than the entire unit or space shall be rented. No sub-lease of a unit or parking space is permitted by the lessee/tenant unless the owner of the unit/parking space receives the written approval of the Board. All unit and parking space leases shall be with a written lease and shall use the Association's standard lease form(s). The lease form(s) may be obtained by contacting the Building Manager. The Landlord shall present three (3) executed copies of the lease to the Board of Directors for approval.
Helpful Information
- Unit Owners and/or Parking Space Owners shall be current with all Association charges or the lease shall not be approved.
- No changes are permitted to the Association's standard lease form(s). A Landlord or Tenant may add an addendum to the standard lease form on a separate sheet of paper, signed by the Landlord and Tenant and presented in triplicate for Board approval. The addendum shall not conflict with the District of Columbia Code, the Association Bylaws, the Association Rules and Regulations or the provisions of the Association's standard lease.
- A Tenant shall not be permitted to Move In until the lease has been approved and a copy of the lease is presented to the Building Manager. Landlords should remind their Tenants that a Move In shall not be permitted until the Tenant has paid the Move In fee and has scheduled the Move In date with the Building Manager.
- Landlords are liable for the damage caused by their Tenant. Landlords are encouraged to obtain the proper insurance on their unit with sufficient liability limits.
- All damages caused to common areas by a Tenant shall be charged to the Landlord.
