Convectors: Your Heating and Cooling System


The convector is the heating and cooling system in your unit. Maintenance or replacement of the convector is the responsibility of the Unit Owner.

In the winter, hot water moves from the boilers up through each tier of the building to provide heat. In the summer, cool water is sent from the water chiller located in the basement up through each tier of the building and back to the chiller.

The convectors in your unit have a radiator fan coil system inside. At the bottom of the convector are two fans which draw the air over the radiator coils and out the top of the convector into your unit. When adjusting the thermostat, you only control the fans, not the flow of water. The water is constantly moving through each tier of the building.


Helpful Information

  1. The most common cause of damaging convector leaks is dust or debris clogging the drain from the drain pan. Unit Owners should clean the drain pan particularly in the early Spring as the convectors produce much more water in the Spring/Summer months. Use a pipe cleaner to keep the drain free of clogs.
  2. Unit Owners are responsible for any damage caused by a leaking convector, including damage to other units or common areas.
  3. For best heating/cooling results, keep the area at the bottom of the convector free of obstructions so the air can circulate. Keeping air vents in the kitchen and bathroom clean also aids airflow.
  4. Algae tablets are available at the front desk and should be replaced regularly, particularly in the Summer months to prevent the drain from clogging.
  5. There is no insulation between your convector and the outside wall, so tell the contractor to add insulation behind the convector during replacement. It will increase the cooling efficiency and prolong the life of your convector.
  6. BOARD APPROVAL IS REQUIRED TO REPLACE YOUR CONVECTORS. Contact the Building Manager before calling your convector contractor.  Click here to download form.
